At Joshua Builders, LLC, we strive to exceed in meeting the homeowners needs, preferences, and expectations in every home we build. If you're not satisfied, neither are we. You, the homeowner, have the final say, whether it is standards or quality.
1. Foundation
Any and all lots, prior to construction, will be tested for soil content. Foundation plans are drawn by the engineer based on the results of the soil test.
We offer two approaches to foundations:
(1) Conventional Steel Rebar Slab on Grade
(2) Post Tension Foundation
When recommended by the engineer, due to the outcome of the soil testing, piers will be used.
Both slabs have a 10-year structural warranty, owner may choose which approach best suites their needs needs.
2. Framing
Due to our commitment to you, the homeowner:
There will be NO pre-fabricated framing. Everything is and will be constructed on site.
Thickness of walls are plan specific (2x4 or 2x6 studs).
All exterior plates are 2x4 or 2x6 #2 pressure treated pine or better (plan specific).
Studs are 2x4 or 2x6 fir or better and are 16” on center.
Exterior walls are sheathed with 7/16” Oriented Strand Board (OSB) on stucco and stone locations. Tuff-R radiant barrier sheathing, Dow Blue Board, or equivalent is used on brick and siding areas.
All sub floors are constructed with 1 1/8” tongue and groove plywood or Advantec, and are glued and screwed. Most builders use ¾” tongue and groove plywood or less for sub floor applications, but we feel it is worth the money where squeaky floors and sound insulation is concerned.
All rafters and joists are constructed per house plan.
James Hardie plank is used for all soffit, eve, and siding applications. All soffits have continuous venting to ensure adequate ventilation of attic space for energy efficiency purposes. All James Hardie products have a 50 year manufacturer’s warranty.
James Hardie cornice material is ¾ inches thick.
All brick, stone, and stucco applications are plan specific, or determined by the homeowner.
3. Roofing
We deck all roofs with Tech shield radiant barrier roof decking. To ensure there is no warping, we also use ply clips on all roofs.
Most builders use a 15lbs. felt moisture barrier. But, to ensure the quality of our work, we use 30lbs. felt moisture barrier.
Shingles are premium raised profile Elk brand. Ridges are covered with a product called Z-Ridge. Z-Ridge is a high definition ridge shingle that adds character to the roof.
Ridge vents will be installed on all roof ridges. Tech shield roof decking, vented soffits, and ridge vents increase energy efficientcy and maximizes airflow.
4. Doors and Trim
Front entry door is an allowanced item which will be selected by the homeowner.
All exterior door, plan specific, are fiberglass and double-paned insulated glass inserts. We use fiberglass doors for reasons such as structural stability and energy efficiency.
Hollow-core Masonite or equivalent is used for all interior doors. You may choose your style. As the homeowner, you may request solid-core interior doors.
Interior trim is based on the homeowner's and plan requirements. You may choose from casing, paint grade base, or crown molding.
5. Cabinets
Cabinets are custom built for each home.
Style, paint grade or stain, and the level of installation of the cabinets is based on the needs and and specifications of the homeowner.
6. Air Conditioning System
Amana 14 Seer units are used in all homes.
Pending on the square footage of the home(if more than 2,500 square feet), the house may include two or more units.
Amana has a 10 year manufactures warranty on the compressor and condenser of the heating and air units.
Programmable digital thermostats will be installed in all homes.
For ventilation purposes, R-6 flexible ducts will be used.
7. Energy Efficiency
Vinyl and aluminum frames may be selected by the homeowner. White, tan, and bronze frames may be choosen by the owner.
All windows are Low E2 double-paned insulated glass.
7. Insulation
All homes have R-30 insulation blown in the attic.
R-13 batts are used in 2x4 walls, R-19 batts are used in 2x6 walls. Homeowner may request blown in insulation as another option.
Poly cell expandable foam is squeezed around pipes and wiring, as well as all window and door openings.
Poly cell stripping is installed under all exterior floor plates.
R-6 flexible ducts are used for all ventilation purposes. Biobase expandable foam insulation is available at the homeowner’s request and will save on energy costs for the life of the home.
8. Plumbing
All water lines are comprised of copper tubing or Pex system. Homeowner to specify.
All vents and drains are comprised of PVC pipe.
All gas lines are comprised of steel or flex steel tubing.
All hot water heaters use natural gas. The number of hot water heaters is plan specific. Tankless hot water heaters are available at the homeowner’s request. Cook top and dryer locations are stubbed for both natural gas and electric.
9. Septic
In communities that require septic, a system will be installed.
10. Structured Wiring
Structural wiring will be at owners specifications.
All homes are wired and ready for your home security needs.
