Joshua Builders LLC through the “Builder Assisted" Program offers you everything a typical Premier Custom Home Builder would offer plus so much more… You are in control and you don’t have to pay your builder all the equity at the end. We will assist you as much or as little as you want. Why pay a builder all the equity in your new home when you can keep that for yourself? One of the most important parts of accomplishing your dream of owning and building a new home is to save money. We will assist in getting multiple bids for you to see what materials and sub-contractors are in your cost range. This includes slab, plumbing, framing, material and labor, electrical and other costs. Bids allow you to choose your own sub-contractors and materials throughout the entire process of construction so you can make the best financial decision at the end saving you money and allowing you to see where the money goes.
Contract Options
JOSHUA BUILDERS LLC is committed to relationships founded on trust with our homeowners. We understand that building a new home is a huge financial commitment, and the stresses and worries that come with the process don't need to be compounded by the financial allusiveness of your builder. For this reason we maintain and open book policy with our owners. From our budgets to our actual bills paid, our owners have full access to the financials for their homes throughout the process through a 24/7 real time web support with secure coded web access that allows the homeowners to look at their budgets, and schedules. This policy helps to ensure that our owners have every opportunity to make informed decisions concerning the budgetary health of their homes.
We offer three (3) Basic Contract Options for construction:
Option # 1: Cost Plus a Flat Monthly Fee Contract
We call this the "Builder Assisted" Program
Under this Option:
The Square Footage and Finishes of the house are the determining factor for the Builder's Compensation. We work hand in hand with the homeowner to determine the specific budget requirements for thier home. The budget is established and a formal Contract is written
Option # 2: Cost Plus Percentage Contract
Under the Option: We will add 15% to the bid price for managing the building. We work hand in hand with the homeowner to determine specific budget requirements for thier home. The budget is established and a formal Contract is written.
Option # 3: The Fixed Price Contract
Under this Option: We work hand in hand with the homeowner to determine specific requirements for the building of their home. Once the budget is established, we will write the Contract based on the cost of construction plus builder's profit.
All of the above options include a 10 Year Limited Home Warranty or a 10 Year Warranty provided by Bonded Builders Home Warranty Company
